Case Study: 38,000 SF Silicone Roof Coating — Timberlake Shopping Center

In May of 2023, Pepper Coatings was contracted by JAH Realty to put a new roof over a 38,000 sq ft section of Timberlake Shopping Center in Rowlett, Texas. This property sits at the intersection of Rowlett Rd. and HWY-66 (Lakeview Pkwy), about one mile west of the George Bush Turnpike, flanked by Rowlett Station apartments to the south and Crunch Fitness to the north.

Pepper Coatings was tasked with restoring the three commercial flat roof sections of Modified Bitumen (Mod-Bit) in the middle of the strip center totaling 38,000 sq ft. The west wing occupied by Goody Goody Liquor and the north wing by the Bearded Monkey Sports Bar & Grill were excluded from our scope. Strip centers typically require more prep and detail work — excessive gas piping, wires strung across the roof to support TV feeds to each tenant space, mechanical RTUs for each tenant space, and always lots of debris and trash to remove during the power washing process. This was certainly the case with this strip center.

Our project scope was to power wash and thoroughly clean the commercial flat roofing systems and remove all debris. We also had several mechanical units not in use that the owner requested we offload and dispose of. Once clean, we began our detail work — removing blocking under pipes, setting new slip sheets, and applying silicone coating and resetting. We had to jack all the mechanical RTUs to apply coating under as well, then set new slip sheets and reset blocking. All penetrations were coated with silicone mastic and all perimeter drip edges were 3-coursed to bond the existing roof membrane to the metal edging. We utilized silicone mastic rather than cheap caulking at all termination bars and parapet wall expansion joints. Once all the detail work was complete, we applied a white silicone roof coating over the existing Mod-Bit flat roofing sections.

This commercial flat roof restoration took us 14 days to complete. The finished product was really impressive — blinding bright white and highly reflective. The manager at the Harbor Freight location situated in the middle of Timberlake Shopping Center commented on how much more comfortable the building was the day after we applied the silicone roof coating.

Case Study: Commercial Flat Roof Repair — LA Fitness, Rowlett

Pepper Coatings has been servicing LA Fitness’s extensive real estate portfolio of 20 local Dallas–Fort Worth commercial properties since 2019. Our approach has been commercial flat roof maintenance, utilizing silicone roof coatings, silicone mastic, and 3-course techniques to close up and bridge cracking as a very cost-effective alternative to conventional roof repair — which would have meant torching down massive amounts of heavy Mod-Bit rolls. The majority of their properties are Mod-Bit, and silicone roof coatings offered an easier and more affordable alternative. Typically when they report a leak it can be hard to locate the source — a roof coating will plug a leak the size of a pen tip you didn’t even know was there.

This commercial roof repair at 4401 Lakeview Pkwy was complicated, presenting many different locations where the Mod-Bit was failing and the EPDM-covered parapet wall was delaminating. Important to note: EPDM will shrink or pull back over time as it ages.

LA Fitness’s Rowlett general manager had reported multiple leaks along the back wall of the property. After a free commercial roof inspection, we found multiple failing seams in both the EPDM and Mod-Bit, as well as some failing acrylic patchwork in the back left corner contributing to the issues. We were contracted to make repairs.

Our scope was to apply silicone mastic over the seams of both Mod-Bit field and curb sections and EPDM, as well as applying silicone mastic to separating EPDM-to-termination-bar locations. About 60 feet of 3-course work was needed to mend and bridge old patchwork. Once complete, we roll-applied silicone roof coating in a thick flood coat over the Mod-Bit sections about two feet off the parapet wall and up curbs, paying close attention to the seams. In addition, metal parapet wall coping cap fasteners and end joints were sealed with silicone mastic as needed, as the existing sealant had failed.

The following day it rained. Zero leaks were reported and the client was happy.
