Case Study: 30,000 SF Silicone Roof Coating — Greenville Promenade

Triyar Realty Group found PepperCoatings.com back in May of 2022 and requested a free roof inspection for the southern tenant space (Staples) of their property, Greenville Promenade, at 6804 Wesley St. This expansive commercial property sits at the northwest intersection of Wesley Street and Interstate I-30, flanked by the Walmart SuperCenter and The Home Depot to the south and Academy Sports to the west.

This 30,000 sq ft section of their strip center totaling 270,000 sq ft was the last remaining section in need of a commercial roof overlay. We were informed this would be a competitive bidding situation — we proposed a commercial silicone roof coating over their existing flat Modified Bitumen (Mod-Bit) commercial roofing system, bidding against commercial TPO contractors.

Case Study: Metal R-Panel Roof Repairs — Team North Texas, King St.

In 2024, Team North Texas, a commercial general contractor operating out of Greenville, reached out to us for a roof inspection of their two commercial metal roofing systems totaling 11,000 sq ft at 4609 King St. The owner was dealing with several roof leaks and had a tight budget number they were looking to hit while remodeling both interior spaces at the same time.

Pepper Coatings was contracted to apply silicone mastic over all vertical and horizontal seams, silicone mastic at all fastener screw heads, as well as all roof penetrations. We were able to resolve their roofing issues in two days.

Contractor tip: Most roofers will use NP1 urethane caulking or a similar caulking product for surface repairs such as this. Most caulking will last about two years in the sun. Pepper Coatings utilizes silicone mastic, which has significantly better elongation — allowing the coating to move with the roof as it expands and contracts. Silicone mastic will also last 15+ years on your roof with extreme UV resistance.

Case Study: TPO Repairs with Silicone Roof Coating — Circo Enterprises

We were contacted by Circo Enterprises through PepperCoatings.com to repair several leaks their tenant was experiencing at 8325 Jack Finney Blvd. This 20,000 sq ft property sits about 3 miles south of Interstate I-30 and borders the Greenville Municipal Airport to the northwest in the Greenville Air Park.

Several commercial roofers had come out and installed 40+ TPO patches trying to fix the roof leaks, but could never resolve the leaking. Pepper Coatings installed a “flood coat” — a thick layer of silicone roof coating — over several locations totaling about 3,000 sq ft. We knew the approximate location of the leaks but couldn’t visually find any cracking or penetrations. The silicone roof coating application was completed in one day. A week later it rained and the roof leaks were resolved.

These commercial roof repairs were completed in July of 2019. We have maintained a great relationship with the property owner — the repairs are still in service and no further issues have been reported since the work was completed.

Case Study: HVAC Penetration Cut-In — Hunt Regional Medical Center

Pepper Coatings was contacted by a representative from Hunt Regional Medical Center’s Greenville Campus at 4211 Joe Ramsey Blvd. E. to cut and dry in a penetration for a mini-split HVAC mechanical unit. After cutting in a hole to penetrate into their new server room, we set a commercial roofing pitch pan over the supply and return lines and were on to the next project.
