Case Study: 27,000 SF Silicone Roof Coating — Evangelistic Messengers, 1107 S. Clay St.

In November of 2025 we were contacted through our website, PepperCoatings.com, by the Evangelistic Messengers in Ennis, Texas. This 27,000 sq ft roof was at the end of its functional life and ready for a commercial roof restoration. The property is located at the intersection of S. Clay Street and South Madison Street just south of the historic downtown commercial district and West Ennis Avenue (Business 287). The property is just south of H-E-B on Business 287 and neighbors the Boys & Girls Club of Ennis.

They were in the process of taking bids to have their commercial flat roof coated with a silicone roof coating. Guess who won the bidding contest? We were contracted and got right to work. We had to cut our way onto this one! The live oak trees were out of control, growing down into the roof and damaging the TPO membrane.

Our project scope was to power wash the roof, cut back the trees, and remove all trash and debris. This commercial roof restoration required a lot of detail work. We applied silicone mastic at all pitched TPO sections, silicone mastic at all field seams, perimeter drip edge, penetrations, RTU curb transitions, and also added a flood coat of bulked silicone mastic at several ponding locations. After jacking RTU plenums and RTUs to coat under — and putting a new silicone coating over all the mechanical plenums — we started installing new blocking and slip sheets, then began our coating application. We applied a white silicone coating over the existing commercial TPO roof. This project was completed in 9 days start to finish, and we had two down days for bad weather.

Case Study: Commercial Modified Bitumen Flat Roof Restoration — 2407 N. Preston St.

This 70,000 sq ft commercial property is located at the intersection of North Preston Street and Casa Linda Street on the north side of Ennis and is situated in the northern industrial and commercial corridor of the city, just off Highway 287 and Interstate 45. We were contracted to apply a silicone roof coating over an existing 10,000 sq ft commercial flat Modified Bitumen (Mod-Bit) section of roof over the offices on the southeast corner of the structure. The roof was covered in old acrylic patch work.

Our project scope was to power wash the existing flat commercial roofing system and remove all debris. Apply silicone mastic at all damaged locations, perimeter edge, penetrations, and terminations. Then apply a white silicone roof coating over the commercial flat roof. This project was completed in three days.
