Case Study: Commercial Roof Drain Repair — AT&T, 211 McKinney Ave.

We have been managing AT&T’s commercial and industrial roofing systems in the DFW area for many years now. We were recently called out to 211 McKinney Ave. in Princeton to address several roof leaks. This commercial property is located at the intersection of North 2nd Street and McKinney Ave. in Princeton, about five blocks northwest of Clark Middle School, and is located in the Princeton Original Donation subdivision.

After a quick roof inspection we found all of the primary and secondary roof drains on their Modified Bitumen (Mod-Bit) roofing system had failures. The drain failures were not obvious to the untrained eye. More often than not, you can’t see exactly where the water is coming in from around a drain. Silicone roof coating is the best product to fix a roof leak around a commercial roof drain as it will work its way into the smallest of cracks or separations and seal them up. It is a long-term commercial roof repair solution as it holds up exceptionally well to ponding and standing water on flat roofing systems. This was the perfect choice for repairing these old commercial roof drains.

Our project scope: after power washing and a thorough cleaning and removal of debris, we applied silicone mastic into the drains and then coated a 3-foot perimeter around each drain with silicone. We repaired 8 drains on this property. These repairs took about 5 hours to complete. We expect repairs like this to last 10 to 15 years. This is the same detail process we use when we coat an entire commercial flat roof with a full silicone system.

Case Study: Silicone Roof Coating — Princeton Fire Department Station 4

We were contacted by a representative of the Princeton Fire Department as they were experiencing roof leaks throughout their building. This property is located at 7777 FM-546, at the intersection of FM-546 and 982. After a free roof inspection of their metal R-panel roofing system, we suggested a silicone roof coating be applied to fix all the roof leaks and give the department a new roof. We were contracted and got right to work.

Our project scope: we power washed the existing metal roof, then applied silicone mastic at all fastener heads and sealed up the ridge vent. Once all the detail work was complete we applied a silicone roof coating over the existing metal roof.
