Pepper Coatings LLC was recently called out to quote repairs to a 90,000 sq ft Modified Bitumen (Mod-Bit) roof that had been coated several years back with a silicone roof coating. This commercial Saginaw property is located in the Triad Industrial Park Addition in Tarrant County and is flanked by DFW Plastics Inc. to the west, Ryder Truck Rental to the north, and Fuel City to the east.
What caused this silicone roof coating to delaminate from the original Modified Bitumen membrane? The answer is moisture build up within the roof assembly. The more interesting question is how. Important to note that this is my opinion, and I am just an old contractor.
The first picture illustrates separation between the perimeter metal drip edge and the roof membrane. When we inspected this property we found this to be a consistent theme around the perimeter. The correct method to flash or terminate a silicone roof coating at the drip edge is to embed 12-inch nylon fabric into the silicone roof coating, overlapping the metal drip edge. This monolithically bridges the Modified Bitumen membrane to the metal drip edge. This process is called a 3-course application — base coat silicone, nylon mesh in the middle, top coat silicone. It is also called fabric reinforcement, and it is integral to correctly terminating the membrane at the exterior wall.
The pictures below illustrate exactly what happens when this 3-course application is left out of the install process. After moisture has saturated the lower layer of insulation board, that insulation board begins to compress by 1 to 3 inches depending on its thickness. This is the reason for consistent ponding around the perimeter of the structure. Moisture from above and below then causes the silicone roof coating to first bubble and then delaminate.
