Case Study: 60,000 SF Multifamily Silicone Roof Coating in Central Arlington

Pepper Coatings was contacted by a representative of the property owners of a multifamily apartment complex at 1523 College St., Arlington, TX 76010 — at the intersection of West Park Row Dr. and South Cooper St., just south of the University of Texas at Arlington (UTA). After a free roof inspection we provided a quote for a silicone roof coating, received a contract, and got right to work.

We were contracted to apply a silicone roof coating over 60,000 sq ft of existing Modified Bitumen (Mod-Bit) roofing. Our scope was to power wash the existing commercial roof, prep all damaged areas and penetrations with silicone mastic, 3-course all perimeter edges with nylon fabric, and finally coat all the flat commercial roof sections with a white silicone roof coating. We systematically worked through the complex of 12 independent structures, careful not to disrupt the numerous tenants, and completed the project in two weeks.

Installing a white silicone coating over the old Mod-Bit flat roofing also cut down attic temperatures — resulting in lower utility costs in the summer months and a more comfortable living environment for the building tenants.

Case Study: High-Rise Balcony Resurfacing at Skymark Tower

Our experience in fluid-applied roofing systems connected us with Skymark Tower at 1521 North Cooper St., Arlington, TX 76011 — at the intersection of Interstate 30 and North Cooper Street, directly neighboring Arlington’s Entertainment District. Our scope was to power wash all ten balconies, thoroughly removing any delaminating original coating; prep all damaged areas, cracks, drains, and transitions with heavy silicone mastic; and finally apply the tan silicone coating while simultaneously broadcasting granules into the surface. The finished balcony coating was spectacular, the client was extremely pleased, and we executed the project in six days, start to finish.

Case Study: Roof Vent Dry-In & Pitch Pan — 1217 W Corporate Dr.

Case Study: Why Acrylic Fails on a Flat Roof — 4915 S. Cooper St.

Pepper Coatings LLC was recently called out to 4915 South Cooper Street to locate and repair several roof leaks on this 140,000 sq ft commercial roofing system. The roof was an old Modified Bitumen (Mod-Bit) membrane coated with a full fabric-reinforced acrylic roof coating. This property is located at the intersection of West Bardin Road and South Cooper Street, up against the south side of the Walmart Supercenter and directly adjacent to the west of the Harold Patterson Sports Center.

Upon our roof inspection, we found multiple mechanical RTUs with broken condensation pipes that had been allowed to drip water onto the acrylic roof coating system for some time. Condensation drain pipes must be regularly maintained by a qualified commercial mechanical technician and should be inspected every 3-4 months to ensure the mechanical unit isn’t condensating onto the roof membrane. Constant exposure to dripping water will rapidly degrade an acrylic coating on a flat commercial roof membrane, and this property was no exception. As water was allowed to drip onto the roof and flow to the gutters, the membrane had delaminated everywhere in its path. Acrylic coatings are water based and cannot sustain constant exposure to moisture.

We found the same issue on the backside, or high slope side, of the RTUs, where water naturally ponds over time. A cricket should have been installed on the high slope side of the RTUs to push water away and eliminate potential ponding.

Pepper Coatings LLC recommends silicone roof coatings on low-slope commercial, industrial, and multifamily roofing systems. Silicone can sustain prolonged exposure to moisture much more effectively than an acrylic roof coating. A silicone roof coating will typically cost on average, for a project of this size, around $3.25 per square foot installed, while an acrylic coating would be considerably cheaper at around $2.65 per square foot. Several factors will bring these prices up or down. If a contractor is recommending an acrylic coating for your low-slope roofing system, you should get a second opinion. We only install acrylic roof coatings on pitched metal surfaces.

Case Study: Skylight & Curb Repair — LA Fitness, 141 W. Road To Six Flags St.

Pepper Coatings LLC was called out to inspect the Modified Bitumen (Mod-Bit) roofing system and skylights at LA Fitness in Arlington. This property is located in Arlington’s Entertainment District, about 3/4 mile from AT&T Stadium at the intersection of Interstate 30 and Altman Dr.

The general manager pointed out that all five of their skylights were leaking into the building during heavy rain events. We recommended applying silicone roof coating over the curbs and then sealing the frame to the dome on all five units. The result — no more roof leaks.

These repairs should last 15 years. Silicone roof coatings hold up exceptionally well to UV exposure and have an ASTM rated 580% elongation, allowing the silicone roof repair to move with the curb, the existing membrane, and the skylight over time.
