Case Study: 10,000 SF Silicone Roof Coating — Retail Center on S. Hampton Rd.

Pepper Coatings installed a silicone roof coating over an existing 10,000 sq ft TPO flat roofing system in March 2021 at 4344 S. Hampton Rd., a retail strip center at the intersection of S. Hampton Rd. and W. Ledbetter Dr. on the northeast side of Dallas Executive Airport, in the Redbird neighborhood of South Dallas.

After finding PepperCoatings.com, the owner reached out regarding our services. Following a free roof inspection and commercial roof restoration proposal, Pepper Coatings was contracted to install a silicone roof coating over their commercial flat roofing system. We completed this 10,000 sq ft commercial re-roof in three days with zero impact to the building tenants — other than hearing footsteps on the roof, the process is minimally intrusive.

A little more about the install process: first the roof was power washed to remove dirt and grease and generally clean the surface membrane. We then sealed up all the field seams and penetrations with silicone mastic, and applied a silicone roof coating over the existing roof substrate. After a final walk to make sure nothing was missed, we were done.

Case Study: Industrial Metal R-Panel Roof and Gutter Restoration — Brass Way

In May 2021, Total Support Services, Inc. / TSS Drilling located PepperCoatings.com after dealing with multiple roof and internal gutter leaks on their industrial metal roofing system at 4647 Brass Way in the Red Bird Industrial Park, bordering Southwest Dallas and Oak Cliff.

After a free inspection of their industrial metal R-panel roofing and internal gutter system and a subsequent proposal, Pepper Coatings was contracted to seal all fastener heads and penetrations with silicone mastic, 3-course the horizontal roof seams with silicone roof coating and nylon fabric, embed silicone into all internal drains, and apply bulked silicone coating over the concrete parapet walls at any damaged or cracking locations. We were on site for two days with no impact to the owner’s daily operations.

Case Study: 60,000 SF Silicone Roof Coating — GoodYear Tire, Irving Blvd.

In November of 2020 Pepper Coatings LLC was contacted by GoodYear Tire Corp about 3160 Irving Blvd. in Dallas, Texas. They were looking to have a silicone roof coating installed over their existing Modified Bitumen (Mod-Bit) roof at their 60,000 sq ft retread facility in Dallas and needed it done quickly. GoodYear was looking to spend year-end capital expenditure (CapEx) dollars. The catch in quoting the project was that the work needed to be done before Christmas.

Within two weeks Pepper Coatings LLC had a contract and got right to work. Our project scope was to power wash the roof and remove all trash, debris, and old mechanical equipment no longer in service. Then apply silicone mastic at all drains, termination bars, penetrations, and drip edge. We applied a flood coat of silicone into several ponding locations to help with longevity. We then applied a white silicone roof coating over the existing Modified Bitumen and R-panel sections of the commercial roofing system.

Case Study: TPO Curb Cut-In for Mechanical RTU — YETI, 4525 McKinney Ave.

This commercial tenant space had been leased out by YETI in October of 2021. Pepper Coatings LLC was contracted to cut in and dry in a mechanical RTU curb. This property is located at the intersection of Knox Street and McKinney Ave., one block west of HWY-75 in the Knox-Henderson District, Uptown Dallas, and Highland Park District of North Dallas.

Our project scope was to mobilize early in the morning and cut into and through the existing TPO membrane, as well as the lightweight concrete and metal roof pan. Our mechanical partners set the new 4’x8′ metal curb in place and secured the curb to the roof assembly. We then installed a new TPO membrane, waterproofing the curb. We stuck around to confirm the membrane was secure with no damage.

Case Study: Standing Seam Roof Leak Repair — AT&T Aircraft Hangar, 9215 Weiss St.

Pepper Coatings LLC was called out to AT&T’s corporate aircraft hangar to locate and repair a leak coming into the kitchen. This property sits on the northwest perimeter of Dallas Love Field Airport and is just south of Bachman Lake Park, serving as the hub for AT&T’s flight operations. The property sits at the intersection of Shorecrest Dr. and Weiss St. in Dallas.

Our project scope was simple. Once we located the entry point of the roof leak in the kitchen, we were able to approximate the point of entry on the trapezoidal standing seam roof above. We found several obvious locations where the roof had failed: old fastener heads, a penetration boot for a radio communication antenna, and a large box roof vent. We applied a silicone roof coating over these areas.

Contractor tip: silicone roof coatings cure with exposure to moisture. We had high humidity the day repairs were made, which allowed the silicone roof coating to set up rapidly in about 40 minutes. Fortunately for us, a storm would hit 3 hours later. Zero roof leaks reported!

Case Study: 10,500 SF Silicone Roof Coating — 2625 Freewood Dr.

The owners of 2625 Freewood Drive in Dallas called us out to inspect their commercial roof and provide a proposal to install a silicone elastomeric roof coating over their existing commercial roof. It was a competitive bidding situation. Pepper Coatings buys direct from the manufacturer and we install roof coatings in house, so we have exceptional pricing compared to our competition. We were contracted within days and got right to work on this 10,500 sq ft commercial re-roof located at the intersection of Freewood Drive and Harry Hines Blvd. in the Highland Industrial Park.

Our project scope was to power wash the existing commercial roofing system. Then we installed mastic at the perimeter drip edge and penetrations. Once our prep work was complete, we applied a silicone roof coating over the existing Modified Bitumen (Mod-Bit) roofing system. This project was completed in three days.

This silicone roof coating was installed in August of 2020 and is still in service — as it should be — as of July 2026. A typical silicone roof coating over a Modified Bitumen roof should last 15 years or more when applied at the correct thickness with proper maintenance.

Case Study: Silicone Roof Coating — 2606 Freewood Dr.

Pepper Coatings LLC has been installing elastomeric silicone and acrylic roof coating systems in Dallas since 2013. This property is located at the intersection of Harry Hines Blvd. and Freewood Drive in the Highland Industrial Park, about 1/4 mile east of I-35 in Dallas. This property is owned by a repeat customer of Pepper Coatings LLC — we have installed several silicone roof coatings for the owner over the years.

Our project scope was to power wash the roof clean and remove all trash from the roof, including some mechanical equipment. Once clean, we applied silicone mastic at all penetrations, drains, and perimeter drip edge. Finally, we applied a white silicone roof coating — also known as a fluid applied roofing system — over the existing Modified Bitumen roof.

This roof coating was installed in January of 2021 and is still in service, as it should be, as of July 2026.

Case Study: Modified Bitumen Roof Repair — AT&T Fiber Hub, 5820 Alpha Rd.

Pepper Coatings LLC was called out to 5820 Alpha Road in Dallas to repair several roof leaks on one of AT&T’s massive fiber optic communications hub structures. This property is located at the intersection of Alpha Road and Preston Road in the Dallas Midtown District, sitting on the north border of the old Valley View Mall site and just north of HWY-635.

After a quick roof inspection we located three points of water intrusion: an old rusted out pitch pan, one area with many failed Modified Bitumen (Mod-Bit) seams, and a fracture about 15 feet long in the membrane. We utilized silicone mastic to seal gaps and cracks in the membrane and then coated affected areas with silicone roof coating.

With the failed pitch pan, we removed all the cancerous rusted out metal, applied a thick layer of silicone mastic, and then coated about one foot out around the perimeter with silicone roof coating. After the coating went down we broadcast loose existing granules into the coating to help conceal the silicone coating roof repair on the pitch pan. We try to do this whenever possible — repairs can be an eyesore.

Case Study: Mechanical Plenum Sealing — T-Bank, 16200 Dallas Pkwy.

We started servicing T-Bank in North Dallas at the intersection of Keller Springs Road and Dallas Pkwy. in 2018. This boutique investment bank is located directly across Dallas Pkwy. from Mary Kay’s global headquarters, on the border of the City of Dallas and the City of Addison.

The commercial property owner had reported leaks coming from several mechanical units after a small hail event. As most commercial property owners are aware, the cheap water-based mastic mechanical contractors use lasts about one year in the sun before UV starts to break it down. We had previously installed silicone roof coatings on a few different roof leaks, so he had a good understanding of the product’s capabilities and longevity.

We suggested a combination of silicone mastic and silicone roof coating to seal up 11 different supply and return plenums coming off the mechanical units. In some locations we embedded 6-inch and 12-inch nylon fabric to bridge large gaps where fiberglass duct wrap was exposed. This filled in all the cracking, waterproofed the air ducts, made them bright white and very energy efficient, made them air tight, and left them functioning with zero maintenance for the next 15+ years. We were also half the cost of the mechanical contractor.

Case Study: Failed Acrylic Coating Repair — 14024 Josey Ln.

We were called out to 14024 Josey Ln. to repair several roof leaks on an existing acrylic roof coating system that had been applied over a Modified Bitumen roofing system. For the record, Pepper Coatings does not recommend acrylic roof coatings on any flat low-slope roofing system, as ponding water will damage and delaminate the acrylic coating. Acrylic roof coatings are water based and do not hold up to constant exposure to moisture. This roof was no exception to the rule.

Contractor tip: always maintain your mechanical RTU condensate drain lines. A constant water drip from a mechanical unit will rapidly delaminate a roof coating. The condensate line should terminate completely off the roof.

We recommended removing the failed sections of acrylic coating and coming back over these locations with a silicone roof coating. These repairs were completed in December of 2019 and are still in service.

Case Study: High Rise Roof Repair — 700 McKinney Ave.

We were called out to 700 McKinney Ave. to repair a hole cut into the roof by a concrete contractor. We utilized EPS board to build up the hole, applied silicone mastic over the surface, and then flooded the damaged location with high solids silicone.

Case Study: Leak Detection and Mod-Bit Repair — LA Fitness, 13130 Preston Rd.

Pepper Coatings LLC was recently called out to one of LA Fitness’s Dallas locations on Preston Road to repair a commercial roof leak on the south wall of the structure. This property is located at the intersection of Preston Road and Interstate 635, directly across the road from North Dallas Bank to the north and bordering the old Valley View Mall site to the east.

We installed silicone mastic and a silicone roof coating over the membrane, termination bar, failing membrane seams, and one concrete expansion joint. These repairs should last 15 years. We have been managing LA Fitness since 2019 as a commercial roof contractor with a focus on silicone roof coatings.

Case Study: Scupper Drain & Entry Roof Repair — Victory Kids Christian Academy, 2215 Lanark Ave.

Pepper Coatings LLC was called out to address commercial roof leaks over the rear of the structure at a scupper drain, and to replace the roof over the front entrance, at Victory Kids Christian Academy in South Dallas. The property is located at the intersection of Bonnie View Rd. and Lanark Ave., just north of Cedar Crest Golf Course.

We recommended a silicone roof coating and were contracted on the spot to make the repairs. These repairs took about 3 hours to complete.
