Case Study: 14,300 SF Silicone Roof Coating — Sparkles Home, South Fort Worth
The owner of Sparkles Home at 2840 Bryan Ave. found PepperCoatings.com in 2022. The property sits in the South Main Street Commercial Zone of South Fort Worth, at the cross streets of East Lowden Street and Bryan Ave., adjacent to Al’s Plating and Eagle Energy Services just west of Interstate 35W.
After a free roof inspection, we provided a proposal to install a silicone roof coating over their existing 14,300 sq ft Modified Bitumen flat commercial roofing system — a cut-up complex of four roof assemblies. Our scope was to power wash the roof, apply mastic at all penetrations and termination bars, 3-course all perimeter drip edge, and finally apply a white silicone roof coating over the Mod-Bit field. GE Momentive was the silicone manufacturer utilized for this project. We completed the project start to finish in four days with no impact to the building owner’s daily operations.





Case Study: Industrial Metal Roof Restoration at Sylvania Industrial Park
Pepper Coatings connected with Sylvania Industrial Park, a prominent 64-acre industrial manufacturing and warehouse campus at 3201 North Sylvania Ave., just north of downtown Fort Worth at the intersection of NE 33rd St. and North Sylvania Ave., east of Interstate 35W. This 1,000,000 sq ft property houses ThyssenKrupp Airport Systems and is flanked by Industrial Steel Distributors to the south, the Tarrant County Juvenile Court to the east, and ShipMonk Logistics to the north. The original property was constructed in the 1940s as a munitions manufacturing facility to support the war effort.
We were connected with this property through Henry Coatings in April 2022, as sections of the structure were leaking and Henry Coatings knew we were up to the challenge. Our scope was to apply silicone mastic into all vertical and horizontal joints and penetrations, then 3-course the ridge seams. This was one of the more challenging industrial roofing projects we have executed in Fort Worth: the 75-foot-high corrugated metal roofing system sits on an 8:12 pitch and was coated in a layer of existing dark gray silicone roof coating, which made the surface quite slick at times.




Case Study: Silicone Roof Coating in the West 7th District
Pepper Coatings connected with Floid Ventures, a real estate investment and management firm, to install a silicone roof coating over the existing Modified Bitumen roofing system at 2727 West Seventh St., Fort Worth, TX 76107. The property sits directly west of the Trinity River, between downtown Fort Worth and the Historic Cultural District, in one of the city’s premier commercial, dining, and nighttime destinations — at the intersection of Foch Street and West 7th Street, flanked by the John Justin Arena to the south and Montgomery Plaza to the north.
Our scope was to power wash the existing roof substrate, apply silicone mastic to penetrations and roof terminations, seal the old roof wall coping, and finally apply a silicone roof coating over the existing Mod-Bit roofing system. This is a very busy part of Fort Worth and the project presented many challenges as we worked through our process — but the end result was a beautiful new white silicone roof, leaving the structure watertight and energy efficient.
