Case Study: 13 Roof Leaks Repaired — Hobby Lobby, 5325 William D Tate Ave.

Pepper Coatings LLC was recently called out to 5325 William D Tate Ave. to find and repair several commercial roof leaks on a Modified Bitumen (Mod-Bit) flat roof. There were 13 different leaks, mostly on the back end of the tenant space. The tenant space is occupied by Hobby Lobby and is located at the intersection of West Glade Road and William D Tate Ave. This strip center is directly east across State Highway 121 from Colleyville Heritage High School in the Vineyard Marketplace commercial area.

Pepper Coatings LLC got right to work mapping out the leaks from below and then finding the sources above. Little to no maintenance had been done on this commercial roof over the years, so we had our work cut out for us.

We located the following issues:

• Delaminated Mod-Bit membrane from the metal drip edge along the back wall
• Failing pitch pans
• Failing flashing at parapet walls
• Mod-Bit seam separation
• Failing flashing at pipe jacks
• Damage to Mod-Bit cap sheet

All roof failures were repaired with silicone mastic. We recommended GAF silicone mastic for the repairs — it is easy to install, comes in a 2-gallon bucket, is affordable, and the repairs will last 15 to 20 years. GAF’s silicone mastic will hold up to UV exposure better than any other product on the market, and it has the best elongation (ASTM rated at 580%), allowing it to move with the substrate it has been applied to. It can be applied to any roof substrate, including concrete. As an experienced commercial roofing contractor, I have never found a more versatile product to repair roof leaks.

It took about 5 hours to complete the roof repairs, and we have not had a call back since — so the repairs are working.

Case Study: CMU Block Wall & Gutter Restoration — Hobby Lobby, Grapevine

Pepper Coatings LLC had recently completed extensive commercial roof repairs over the Hobby Lobby tenant space at 5325 William D Tate Ave. The store manager sent in another follow-up work order request to the property manager following a heavy rain, reporting additional leaks coming in at the rear wall at ground level.

We came back out and found the vertical wall coating and most vertical expansion joints had failed, along with extensive cracking in the CMU block joints. Making matters worse, the commercial gutter seams had failed, allowing water to run down the wall every 10 feet.

Exterior concrete block walls need to be painted every ten to fifteen years with an acrylic vertical wall coating. Concrete will act like a sponge, absorbing moisture when it rains. Over time, the wall will degrade and allow water into the structure. After making recommendations to the property manager for affordable repairs, we received a contract and got right to work.

Our project scope:

• Power wash the existing CMU block wall and clean gutters thoroughly
• Apply silicone mastic to gutter seams and downspout penetrations
• Apply NP1 urethane caulking to all failing expansion joints and cracking in the CMU block walls
• Apply two coats of custom colored Sherwin-Williams Loxon concrete and masonry acrylic wall coating over the affected rear walls

This project took two days to complete.
