In October of 2022 Pepper Coatings LLC was contracted to install a charcoal custom colored acrylic roof coating over the 35,000 sq ft single lock standing seam metal roofing system at 5244 Bear Creek Ct. in Irving. This property is located at the intersection of Valley View Lane and Bear Creek Court, just west of the Trader Joe’s Distribution Center and directly south of GSM Outdoors in Irving, Texas.

Our project scope:

  • Power wash roofing system to remove dirt and oxidation
  • Spray apply acrylic mastic into all vertical seams
  • Apply acrylic mastic to all roof ridge closures, and 3-course all horizontal seams and penetrations
  • Apply white base coat over roofing system
  • Apply custom charcoal colored top coat in two passes over base coat

We used GAF Acrylic Top Coat for the coating application. This application process qualified for a 10-year GAF Emerald Warranty. The warranty duration is based on the mil thickness of material applied — the thicker the coating, the longer the manufacturer will warranty the roof coating system. This is standard practice with all manufacturers.
