Case Study: 60,000 SF Silicone Roof Coating — GoodYear Tire, 7510 Fluid Dr.

Pepper Coatings LLC installed a silicone roof coating manufactured by GAF over their 60,000 sq ft industrial retread facility in Little Rock, Arkansas. This property is located at 7510 Fluid Dr., at the intersection of Fourche Dam Pike and East Belt Freeway 440, in an industrial and commercial zone near the Port of Little Rock and the Bill and Hillary Clinton National Airport.

Pepper Coatings LLC has worked on several industrial and commercial properties for GoodYear Tire across Texas and Arkansas over the years, exclusively installing silicone roof coatings.

Our project scope:

• Power wash existing roofing system
• Apply 3-course application at all horizontal seams
• Apply silicone mastic to all penetrations
• Apply silicone roof coating over existing roofing system, terminating at end wall caps and drip edge

The existing roof was a low-slope (1:12) industrial trapezoidal standing-seam metal system. Goodyear’s general manager reported leaks across the property, including at horizontal seams. Those joints can hold shallow water after detail work, so we selected GAF Unisil HS silicone rather than acrylic for this roof. GAF’s metal-roof specification identifies Unisil HS as a coating option for this substrate.

In addition to the washing, three-course seam work and penetration treatment above, we used silicone mastic at exposed fasteners. The specified Unisil HS application rate was 2.0 gallons per roofing square (100 sq ft), corresponding to a nominal 31-mil dry film thickness. GAF’s published metal-roof specification lists that as a theoretical application rate for a 15-year system; actual dry-film thickness can vary.

We completed this Little Rock project on July 9, 2021, after approximately 17 days of work. The project included a two-year Pepper Coatings workmanship warranty and a 15-year manufacturer material warranty. As of September 2026, Pepper has not received a leak callback from the property manager; no post-installation inspection was documented.
