Case Study: 50,000 SF Silicone Roof Coating — Devon Self Storage, 2010 Avenue R

2010 Ave. R in Lubbock was acquired by Devon Self Storage in 2022 from AT&T. This commercial property is located at the southwest corner of the intersection of US-62 and US-84 in the heart of Lubbock. The property neighbors Texas Tech 1.5 miles to the east and is just blocks away from the Buddy Holly Center to the north.

In October of 2022 Pepper Coatings LLC was contracted to install a silicone elastomeric roof coating over the existing Modified Bitumen (Mod-Bit) and built-up roofing systems. We started this project October 24th and had it wrapped up November 1st. It took us 8 days from start to finish running a five-man crew plus a project manager. We provided exceptional project management and oversight, daily updates, progress photos, and delivered a high-end finished product well under their initial budget.

Our project scope:

• Remove gravel from two elevator dog houses
• Power wash roofing system and remove trash and debris from roof
• Apply mastic at damaged areas of the membrane, primary and secondary roof drains, penetrations, perimeter gravel guard, and termination bars
• Apply silicone roof coating in a flood coat over built-up roofing systems over the dog houses
• Apply silicone roof coating over Modified Bitumen membrane, stopping at termination bars

A note for Lubbock property owners: looking to put a new roof on your building, you should expect a silicone roof coating to be around 1/2 the cost of a TPO re-roof. If you are looking at a full tear off and replacement, the silicone roof coating option will be 1/3 to 1/4 the cost. If the coating is installed correctly and maintained, you can recoat the roof coating again in 15 to 20 years. The roof life cycle cost is greatly reduced by applying a roof coating.
