Case Study: Ballasted EPDM Roof Drain Repair — Kimberly-Clark, 2466 FM 137

Pepper Coatings LLC was contacted by a representative from Kimberly-Clark’s industrial facilities maintenance team to locate and repair a roof leak coming into a breakroom. This expansive 1,300,000 sq ft industrial facility is located on the southwest side of Paris, Texas at the intersection of 268 and 19th Street SW, sitting just north of the Lamar Power Station and neighboring Turner Industrial Piping, We Pack Warehouse, and Chisum High School.

Pepper Coatings LLC responded with our commercial leak detection team. We were able to pinpoint the leak above the breakroom and concluded it was coming from either the primary or secondary roof drain above the space. Often the original sealant combining the lower and upper drain assembly will deteriorate. The other typical causes for drain failure are fasteners rusting out, a tear in the EPDM membrane at the drain, or a failed pipe connection below the roof. A silicone roof coating combined with silicone mastic can fix all these issues and will extend the functional use of the roof drain for many years.

Our project scope was to pull back the ballast — the rock covering the membrane. Then we thoroughly cleaned the roof membrane and drains, as well as the interior of the drains, with wire brushes. We then worked silicone mastic into the drains as far as we could reach. We allowed the mastic to set up and then coated the inner pipe and drain connections with silicone roof coating, flooding out around the drain cap and coating about five feet out from the drains. Roof leak resolved!

Case Study: Standing Seam Roof Restoration — Kimberly-Clark, Paris

Pepper Coatings LLC was requested back out to Kimberly-Clark’s Paris industrial facility to locate and repair a few more roof leaks in another area of their facility. We made a good impression the first time! Water was entering around a large roof vent above the warehouse and along the back wall. We spent a few hours tracking down the leaks and then got to work repairing the failed sections allowing water to enter. We found failures at the horizontal seams around a large box roof vent, in addition to some old repairs that had failed.

Contractor tip: acrylic roof coatings will fail if water is allowed to pond on them. Don’t make roof repairs with acrylic roof coatings if you can help it. If you have to, utilize acrylic mastic in a 3-course application. Silicone will hold up to ponding water on a roof long term, where acrylic will break down rapidly as it is water based.

Our project repair scope was to clean the affected areas with broom, wire brush, and blower. Then we applied a 3-course application with silicone roof coating over the horizontal seams. These commercial roof repairs should last 15+ years. When you repair a horizontal seam on an industrial roof like this you will naturally create a small area for water to pond. Silicone roof coating is the best product for repairing a commercial standing seam roof due to its ability to last many years with constant exposure to moisture. It also has the best elongation of any roof coating in the industry, allowing it to move as the metal expands and contracts with temperature change.
