44,000 SF Multifamily Roof Restoration in Dallas — Monarch St.

Pepper Coatings LLC has been serving Dallas, Texas as a commercial roof coating contractor since 2013.

Pepper Coatings LLC recently installed a roof coating over an existing 44,000 sq ft multifamily property at 4607 Monarch St., Dallas, TX 75204. This was a material warranty system on a bitumen roof. We utilized a combination of silicone and asphalt emulsion, as we were working with a variety of existing patchwork on the existing roofing system.

Prep Work

Before any coating goes down, the roof has to be cleaned and every seam, penetration, and existing patch has to be detailed. On a roof this size with this much history, the prep is most of the job.

Application and Finished Roof

Once the detail work was complete we applied the coating system across the full 44,000 sq ft deck, leaving a bright, reflective surface over what had been a heavily patched bitumen roof.

We hold certifications from Tropical Coatings, Henry Coatings, GE Momentive, Lapolla, Armor Coat, and GAF. We hold a GAF CoatingsPro+ applicator status, allowing us to issue up to 20-year no-dollar-limit (NDL) warranties.

Our silicone roof coatings can go over metal R-panel and standing seam, Modified Bitumen (Mod-Bit), TPO, PVC, EPDM, and built-up (tar and gravel) roofing systems, and are a fantastic re-roofing product when considering putting a new commercial roof on your property in Dallas. Silicone roof coatings are typically 1/2 to 1/3 the cost of a conventional re-roof. Pepper Coatings LLC can offer up to 20-year NDL warranties for qualifying roofing systems. Standard colors for silicone roof coatings are white, tan, grey, and dark grey. We can offer custom blended colors.

Our acrylic roof coatings are typically only applied over pitched metal roofing systems. Acrylic roof coating systems are a fantastic alternative to metal replacement. Acrylic roof coatings come in white, tan, grey, and dark grey as standard colors. We can offer custom blended colors.
