Silicone Roof Coatings

High solid silicone coating is highly versatile, with a wide working temperature. Silicone can be applied over many different substrates including metal, modified bitumen, TPO, PVC, and EPDM. Additionally, silicone remains functional in areas with ponding and has exceptional elasticity. It can be reinforced with nylon mesh, mastic, or polypropylene to add structure and stability at seams, pitch pans, drains, and problem areas. Silicone coatings typically come in white, tan, light grey, and dark grey colors, although custom colors can be made.

Acrylic Roof Coatings

Acrylic roof coatings are typically utilized over metal surfaces with significant pitch. Acrylic coatings are typically spray applied, and we can create structure and reinforcement by adding mastic or nylon mesh to seams, pitch pans, drains, and problem areas. Acrylics are typically not suitable for ponding areas or constant exposure to moisture such as RTU condensation dripping. Acrylics typically come in white, tan, light grey, and dark grey colors, although custom colors can be made.

Coating application is less invasive than a single ply overlay or removal & replacement, with less disruption to your business. In addition, since we are not opening your roof up to the elements, there is no increased risk of flooding should a storm occur during application.

If you have two existing roofing systems in place (original + an overlay), engineering and municipal weight restrictions limit your options. You can tear off both systems down to the deck and replace with new, or apply a roof coating. Coating is a significantly less expensive option, and is very lightweight.

We begin with a thorough walkthrough to assess your roof, address safety concerns, and remove all debris. Our team then power washes the surface and meticulously prepares it by repairing defects, reinforcing seams, and protecting rooftop equipment.

Step 2

Expert Coating Application:

We apply high-quality silicone (rolled) or acrylic (sprayed) coatings, ensuring precise thickness with a wet mil gauge for optimal performance and longevity. Our typical daily coverage is 9,000 square feet.

Step 3

Final Inspection & Warranty:

We conduct a final walkthrough with you, touch up any missed areas, and arrange a final inspection with a manufacturer’s representative. Warranties are typically issued within 3 to 7 days.
