Silicone Roof Coatings Garland

GARLAND, TX · COMMERCIAL ROOFS

Repair what is failing. Restore what is still sound.

A leak does not automatically mean a commercial roof needs to be torn off. Pepper Coatings evaluates existing flat and low-slope roofs in Garland, then recommends a focused repair, a coating restoration, or replacement based on what is actually failing.

Progress updates and photographs

For commercial, industrial, and multifamily properties, a qualified silicone coating system can protect a sound roof without the disruption of a conventional tear-off. We buy coating materials directly and install them with our own experienced crews. The people assessing your roof remain accountable for the preparation, detail work, material coverage, and final inspection.

Flat roof repair or commercial roof restoration in Garland?

The answer starts below the surface. We inspect seams, penetrations, drains, flashing, ponding areas, the existing membrane, and any signs of wet insulation. A local leak may call for a targeted repair. A sound roof with broader surface wear may qualify for a full coating restoration. Saturated insulation, unstable materials, or structural damage need a different scope before a coating is considered.

That distinction matters on TPO, EPDM, PVC, modified bitumen, built-up roofing, spray polyurethane foam, concrete, and metal roofs. The coating and preparation cannot be chosen from the roof name alone. Adhesion testing, substrate condition, and the manufacturer’s current guide specification determine whether a primer and other repairs are required.

GAF HIGH SOLIDS SILICONE

Why consider a GAF high-solids silicone system?

UV, weather, and standing water

GAF High Solids Silicone Roof Coating is a moisture-cure coating formulated to resist UV exposure and leaks caused by ponding water. A coating still does not correct drainage or make a damaged roof sound. GAF’s own data sheet calls for positive drainage, a dry roof without trapped moisture, and repair of damaged membrane, flashing, and penetrations before application. GAF High Solids Silicone product page · GAF data sheet, June 2026

Different roofs need different preparation

GAF lists metal, TPO, PVC, Hypalon, EPDM, smooth and granulated asphaltic roofing, structural concrete, and spray polyurethane foam as approved substrates for its High Solids Silicone Roof Coating. Each needs the right repairs, cleaning, adhesion testing, and primer where specified. For example, the GAF manual calls for a moisture survey and replacement of wet areas before coating aged TPO; its asphaltic specifications address bleed-block primer. Those conditions belong in the written scope, rather than in a blanket promise that silicone sticks to every roof. GAF data sheet · GAF Liquid-Applied Roofing Manual, version 2.2

A cooler roof surface, with building-specific savings

0.69

Laboratory-aged reflectance, white smooth finish

0.90

Thermal emittance, white smooth finish

Those are the white smooth-finish values in GAF’s current data sheet. The rough white finish has different values, so the exact product and surface finish matter. These properties help a white roof reflect sunlight and release heat. A cooler roof can reduce heat entering a building and may reduce cooling demand, but the effect on indoor temperature and utility bills depends on insulation, HVAC efficiency, building use, weather, and the roof being replaced. We do not promise a fixed percentage of energy savings without a building-specific assessment. GAF data sheet · U.S. Department of Energy cool-roof guidance

How thick should silicone be applied to an aged TPO roof?

The coating rate drives material cost and the dry film left on the roof. A roofing square is 100 square feet. GAF’s current High Solids Silicone Quick Spec lists these options for an aged TPO roof after the required moisture survey, repairs, cleaning, adhesion test, and detail work:

GAF High Solids Silicone on an aged TPO roof: application rate and theoretical dry film thickness

15 years2.0031 mils
20 years2.5039 mils

These figures are GAF’s aged TPO quick-spec rates, not a universal chart for every substrate. GAF lists different rates for spray polyurethane foam, and the written scope must follow the specification for the actual roof. Dry film thickness is theoretical; the substrate profile, application technique, and waste factor affect the field result. Available warranty or guarantee terms also depend on the qualified system, contractor status, inspection, registration, and the document GAF issues for that project. GAF warranty comparison

What does a silicone roof coating cost in Garland?

$3.25 to $4.75

Per sq ft installed. Typical planning range, not a quote

A 10,000 sq ft roof at that range is an illustrative $32,500 to $47,500 before an inspection and written scope.

Pepper Coatings’ typical planning range for a silicone roof coating is $3.25 to $4.75 per square foot installed. Size, wet insulation, substrate repairs, drainage and detail work, access, primer, application rate, and the selected system or warranty can move the price outside that range. It is a planning estimate, not a quote or guarantee.

Buying materials directly and using our own applicators removes a separate installation subcontractor from the process. The useful question is what the written proposal includes: repairs, primer, material quantity, target thickness, inspection, and the actual warranty terms.

Restore today, recoat when appropriate

A coating is most valuable when the existing roof is a sound foundation. If the system remains serviceable years later, inspection, cleaning, repairs, adhesion testing, and a compatible recoat may extend its use again. A recoat is a new evaluation, not an automatic substitute for replacement. GAF describes many qualifying roof-coating systems as renewable, with available guarantees dependent on the product and contractor. GAF roof-coating overview

CREWS AND CREDENTIALS

Experienced crews, direct accountability, documented GAF status

Pepper Coatings purchases materials directly and performs roof-coating installations with its own crews. That keeps the inspection, preparation, installation, daily progress updates, and final photographs with one accountable team.

GAF’s 2026 reference letter confirms Pepper’s CoatingsPro+ Liquid Applied Roofing Contractor status. Verify Pepper Coatings on GAF’s contractor profile → For a qualifying GAF system, that status allows Pepper to offer GAF’s Liquid-Applied Emerald Pledge Limited Warranty or Diamond Pledge NDL Roof Guarantee. The specific roof, system, inspection, and issued documents determine eligibility and coverage. GAF warranty comparison

Before you choose a silicone roofer in Garland

Ask who will perform the work, what the inspection found, which substrate is present, whether primer is required, how seams and penetrations will be detailed, what material rate is specified, how coverage will be checked, and what the written warranty actually covers. Pepper Coatings can walk through those answers with you and give you a roof-specific proposal.
