Case Study: Commercial Skylight Leak Repair at AT&T’s Plano Campus

Pepper Coatings was called out to address multiple leaks coming from the commercial skylight grid over the atrium at AT&T’s Plano campus at 3400 W. Plano Pkwy — at the intersection of Plano Pkwy and Digital Dr., just north of the George Bush Turnpike in West Plano. After inspecting the skylight grid, we found two individual skylight frame seals had failed. This was a complicated and dangerous undertaking — making functional repairs while maintaining high safety standards and still delivering an affordable solution. We anchored into the concrete wall and worked our way out to the damaged units. Once out over the grid, we flooded the perimeter of each unit with a silicone roof coating, sealing the frame to the skylight dome.

Case Study: 8,000 SF Silicone Over SPF — Bee Builders Supply

In June 2023, Pepper Coatings was contacted by a representative of Bee Builders Supply for a quote to apply a new roof coating over their existing 8,000 sq ft spray polyurethane foam (SPF) roofing system at 1300 Capital Ave., Plano, TX 75074 — at Capital Avenue and N. Avenue, just north of the George Bush Turnpike in the North Dallas Industrial District.

After a free inspection of the existing SPF roofing system, we determined the best path forward was a silicone roof coating applied over the existing SPF substrate. Within a few days we were contracted and got to work. Our scope was to power wash the roof substrate; apply silicone mastic to any damaged areas of foam, the perimeter edge to the drip-edge termination, and all penetrations; and then apply a white silicone roof coating. The project was completed in four days with no impact to the owner’s business operations.

Case Study: Multi-Tenant Roof Leak Repair — 6265 Coit Rd.

Pepper Coatings LLC was contacted by a local commercial property management company regarding roof leaks at 6265 Coit Road in Plano. The property had an old Modified Bitumen (Mod-Bit) roofing system with multiple failures around five mechanical units and three along the back of the building. Four leaks were reported by the Dollar Tree tenant space around mechanical rooftop units, and four leaks reported by the Patel Brothers tenant space.

We came out to the property to inspect the roof and were able to locate the source of all the different leaks. Within a few days we were approved to make the repairs and got right to work.

Our project scope was to clean all affected leak-related areas of the roof. Then we applied silicone mastic to all field seams and penetrations. We had also determined the expansion joint dividing the two commercial tenant spaces was failing, so we installed a 3-course application over the old failing EPDM expansion joint, in addition to several failing Mod-Bit membrane seams. Then we applied a silicone roof coating over the existing Modified Bitumen roof around the locations where water was entering the building. This work was completed in two days.

In July of 2022 we were called out to the PepsiCo and Frito-Lay North American headquarters at 7701 Legacy Drive in Plano. They were experiencing roof leaks coming from all ten skylights on their 42,000 sq ft service building.

We recommended a combination of silicone mastic and silicone roof coating to seal the dome to the skylight frame, as well as sealing up the failed urethane sealant bonding the skylight curb to the standing seam metal roof. We received a contract within a few days and got right to work. The repairs were completed in 1 day. We expect these repairs to last 15 to 20 years — silicone roof coatings hold up exceptionally well to UV exposure.
