Flat roof repair or commercial roof restoration in Garland?

A coating still does not correct drainage or make a damaged roof sound. GAF’s own data sheet calls for positive drainage, a dry roof without trapped moisture, and repair of damaged membrane, flashing, and penetrations before application. Different roofs need different preparation
GAF lists metal, TPO, PVC, Hypalon, EPDM, smooth and granulated asphaltic roofing, structural concrete, and spray polyurethane foam as approved substrates for its High Solids Silicone Roof Coating. Each needs the right repairs, cleaning, adhesion testing, and primer where specified. For example, the GAF manual calls for a moisture survey and replacement of wet areas before coating aged TPO; its asphaltic specifications address bleed-block primer. Those are the white smooth-finish values in GAF’s current data sheet. The rough white finish has different values, so the exact product and surface finish matter. These properties help a white roof reflect sunlight and release heat. A cooler roof can reduce heat entering a building and may reduce cooling demand, but the effect on indoor temperature and utility bills depends on insulation, HVAC efficiency, building use, weather, and the roof being replaced. How thick should silicone be applied to an aged TPO roof?
The coating rate drives material cost and the dry film left on the roof. A roofing square is 100 square feet. GAF’s current High Solids Silicone Quick Spec lists these options for an aged TPO roof after the required moisture survey, repairs, cleaning, adhesion test, and detail work:

These figures are GAF’s aged TPO quick-spec rates, not a universal chart for every substrate. GAF lists different rates for spray polyurethane foam, and the written scope must follow the specification for the actual roof. Dry film thickness is theoretical; the substrate profile, application technique, and waste factor affect the field result. A coating is most valuable when the existing roof is a sound foundation. If the system remains serviceable years later, inspection, cleaning, repairs, adhesion testing, and a compatible recoat may extend its use again. A recoat is a new evaluation, not an automatic substitute for replacement.
