Standing water, relentless sun and seasonal movement call for more than a fresh white surface. The coating chemistry and the work underneath it both matter.

Ponding-water resistance
GAF identifies High Solids Silicone as protection against leaks caused by ponding water. GacoFlex S42 is also designed to withstand permanent ponding — its data sheet reports 0% water swelling by mass (ASTM D471). What this means for your building: silicone is a strong candidate where recurring moisture challenges the roof. We still evaluate drains, low areas and condensate sources.

Less absorbed solar heat
A reflective white surface sends more incoming sunlight away from the roof. Thermal emittance describes how readily the surface releases heat. Together these help limit roof heat gain. Energy savings depend on your building: insulation, HVAC efficiency and operation all matter — reflectance is not a savings percentage.

Flexibility through the seasons
Roof materials expand as they heat up and contract as they cool. An elastomeric silicone membrane can accommodate that movement across a properly prepared roof. Details still do the hard work: seams, penetrations and expansion joints need the correct treatment.
Ponding resistance does not repair a sagging deck, remove wet insulation, or unblock a drain. We qualify the existing roof before recommending restoration.

Silicone restoration can preserve a serviceable roof and reduce the scope of tear-off. The right recommendation starts with its condition, moisture, adhesion and details.
We assess commercial and industrial roofs including TPO, PVC, EPDM, modified bitumen, metal and spray polyurethane foam. Product approval alone does not establish that your particular roof is ready to coat.
What a sound proposal should address
- Moisture & structure. Identify trapped water, damaged insulation and unsound roof areas before coating.
- Adhesion & preparation. Test the actual substrate; specify cleaning, primers and asphalt bleed-blocking where needed.
- Drainage & details. Address drains, seams, flashings, curbs, penetrations and expansion joints.
- Measured coverage. State the specified dry-film thickness, material quantity and verification method.
- Access & upkeep. Plan service walkways, future repairs, roof inspections and drainage maintenance.

Why thickness matters: a “coat” is not a thickness specification. Dry-film thickness measures the cured membrane in mils — one mil is 0.001 inch. Gaco S42’s own data sheet specifies a minimum 18-mil dry film at 1.25 gal/100 sq ft on smooth surfaces versus 1.75 gal/100 sq ft on rough surfaces, before job-specific losses. Your proposal should specify the actual system and required thickness, not simply a number of coats.

Is silicone a good option for a Dallas flat roof with ponding water?
It can be, when the roof is suitable for restoration. Silicone products such as GAF High Solids Silicone and Gaco S42 address ponding exposure, but the roof still needs sound materials, reliable adhesion, proper detailing and drainage evaluation. Coating cannot solve structural deflection or trapped moisture.
How much does silicone roof coating cost in Dallas County?
Pricing depends on roof area, substrate, wet-area removal, preparation, detail work, access and the selected warranty system. Pepper provides a project-specific proposal after inspection. Compare bids using the same preparation scope, dry-film thickness and warranty terms.
Will a white silicone coating reduce my energy bill?
It can reduce solar heat absorbed by the roof and help lower cooling demand. Actual savings depend on the existing roof and the building’s insulation, HVAC and operation. Published reflectance and SRI values do not guarantee a particular percentage of utility savings.
Can silicone move with the roof in hot and cold weather?
Silicone is elastomeric, meaning it can stretch. That helps it accommodate thermal movement. Properly designed seams, expansion joints and penetrations are still essential; an elongation test on a film sample does not replace a roof-system movement design.
Do you subcontract the coating installation?
Pepper Coatings performs roof coating installations with its own in-house applicators. Our published company history describes long-tenured crews, manufacturer training and direct project accountability.
Can my existing silicone roof be recoated?
A sound coating may be a candidate for renewal after inspection, cleaning, repairs and adhesion testing. We evaluate the existing product and select a compatible system. Recoating should follow the manufacturer’s preparation and warranty requirements.
How long will the roof coating last?
Service life depends on the specified system, installation quality, roof condition and maintenance. Ask about warranty options for the roof that is actually being proposed. Keep drains clear, inspect after severe weather and address damage promptly.
