Commercial metal roof restoration combines repairs to an existing roof with a compatible protective coating system. We evaluate the panels, fasteners, seams, flashings and existing finishes, then specify the cleaning, repairs, primer and coating appropriate for that roof. The first inspection establishes whether a focused repair, full restoration or replacement is the appropriate path.

Fasteners and washers
We inspect exposed fasteners, deteriorated sealing washers and the surrounding metal to determine the necessary repairs.
Panel seams and transitions
Open laps, ridge details and roof-to-wall transitions need attention before the field coating is applied. A coating system must accommodate the roof’s intended movement.
Skylights and penetrations
Skylight connections, vents and equipment penetrations can become entry points for water. Their condition and compatible repair details belong in the written scope.
Corrosion and old coatings

Silicone or acrylic for a commercial metal roof

Specify the work
The proposal identifies the repairs, preparation, coating system and coverage requirements. We discuss access, nearby vehicles or equipment, business operations and the proposed warranty.
Prepare and repair
We clean the roof and address the areas included in the scope. Work may include corrosion treatment, fastener repairs, compatible primer, seam reinforcement and detailing around penetrations.
Apply the coating
Our applicators follow the selected manufacturer’s requirements for the actual roof. Application method, material quantity and target cured thickness are specified for the system.
Review and hand over
We document the completed work, review the applicable warranty and discuss maintenance. We coordinate any manufacturer inspection required by the proposed system.

Full restoration: repairs plus silicone coatingAt MWE Hangar LLC, we restored approximately 7,200 square feet of galvanized R-panel roofing with 12 skylights. Our crew repaired the specified details and roller-applied white Lucas silicone. Work took place October 13 through 15, 2026, with the existing metal roof retained.

We inspect the roof and provide a written price for the proposed work. When comparing proposals, check whether they include the same preparation, repairs, coating quantity, target thickness and warranty terms. A low material price alone does not describe the installed system.
